How We Work

We compare lenders, work out what you can genuinely borrow under current assessment rules, and manage the application through to settlement. That is the whole service.

What we spend most of our time on is the gap between what you think you can borrow and what a lender will approve. Every lender is bound by the same three percentage point serviceability buffer. Almost nothing else is standard: how they read your income, whether they count your credit card limit or your balance, how much of your rental income they accept, whether they will lend on a flood-exposed property at all. The difference between the most and least generous reading of identical financials can be very large. Knowing where you fit is the job.

What This Costs You

Nothing, in almost every case. The first conversation is free and carries no obligation. On a standard residential loan the lender pays us a commission when your loan settles, so there is no fee to you and you get the same rates you would get approaching the lender directly.

A fee applying to your situation is rare, and generally only happens on complex commercial work. If one did, we would set it out in writing in our Credit Guide before you decided to proceed. You would never find out about a cost after the fact.

What We Are Bound By

Mortgage broking in Australia is regulated under the National Consumer Credit Protection Act 2009, with ASIC as the regulator.

The Best Interests Duty has applied to brokers since 1 January 2021. It requires us to act in your best interests and, where our interests conflict with yours, to give yours priority. It cannot be contracted out of. Bank staff are not held to it, which is the single clearest difference between talking to us and walking into a branch.

We also provide a Credit Guide and a Credit Proposal Disclosure setting out how we are paid, including commission, before you commit to anything. Membership of the Australian Financial Complaints Authority is mandatory, so if we get something wrong there is an independent scheme to take it to that costs you nothing.

Why We Do Not Quote Rates

You will not find an interest rate anywhere on this site, and that is deliberate rather than evasive.

Quoting a rate triggers a mandatory comparison rate warning under the National Credit Code, and a headline rate on a website is almost always stale or conditional on something not mentioned beside it. The rate you can get depends on your deposit, your loan size, your income type and the property. We would rather tell you your actual number in a twenty-minute conversation than advertise one you may not qualify for.

For the same reason we do not promise outcomes. We check whether you qualify for a scheme; we cannot guarantee that you will, and neither can anyone else.

Where We Work
