Ipswich & the western corridor
Mortgage Broker Ipswich
We are Mortgage Broker Ipswich. We compare lenders, work out what you can genuinely borrow under current rules, check which grants and schemes you qualify for, and manage the loan through to settlement. Our first conversation costs you nothing and the lender pays us when your loan settles.
Most people call us with the same question: how much can I actually borrow, and what will it cost me to find out. The answer to the second one is nothing. The first takes about twenty minutes.
Find out what you can borrow
Tell us where you are up to and we will come back the same day with what you can borrow, which schemes you qualify for and what deposit you would need. No cost, and no obligation to go ahead.
Home Loans and Finance We Arrange
Seven areas, ranked by what Ipswich actually needs. First home buyers lead because this is a young city building fast. The median age here is well below the state figure and the growth corridors are full of people buying their first place.

What We Do Differently
Three things, and none of them are slogans.
We get the Ipswich scheme figures right
Ipswich postcode 4305 sits inside Greater Brisbane, so the First Home Guarantee price cap here is $1,000,000, not the $700,000 rest-of-state figure most Queensland buyers are quoted. We have seen buyers rule out properties they were entitled to buy because of that one number. We check the caps against the specific suburbs you are looking at before you start inspecting.
We know how lenders treat flood-exposed property
Ipswich sits across the Bremer and Brisbane River catchments, and lenders respond inconsistently. Some decline, some reduce what they will lend, some require flood insurance as a settlement condition. It is driven by what the valuer flags rather than by postcode. We check the address against Council flood mapping and lender appetite before you make an offer, not after your finance clause is running.
We handle defence lending properly
RAAF Base Amberley sits eight kilometres south-west of us with more than 5,000 personnel. DHOAS has its own declared lender panel, its own tier limits and a certificate that has to be in place before the loan is set up. We sequence it so your settlement is not waiting on paperwork that could have started weeks earlier.
What Happens After You Call
Five steps, and you know what each one costs before it starts.
-
The first conversation, about 20 minutes
You tell us your income, your deposit and what you are trying to do. We tell you roughly where you stand. Free, and nothing is lodged anywhere, so it does not touch your credit file.
-
Your real borrowing capacity
We come back with what you can borrow across the lenders that suit you, and where the differences between them sit. This is usually the point where the picture changes, in either direction.
-
Pre-approval, one to two weeks
We lodge with the lender that fits your situation best and manage the assessment. You go looking with a real number and a credible offer.
-
Formal approval
Once you have a signed contract we order the valuation and push the file through. If the valuation comes in short, we tell you immediately and work out the options.
-
Settlement, usually four to six weeks from an accepted offer
We coordinate the lender and your conveyancer and chase whatever is sitting. You get the keys.
Have your ID, payslips, savings history and a list of debts and card limits ready before the first call and we move considerably faster.
Questions People Ask Us First
What does a mortgage broker cost me?
Nothing, on a standard residential loan. The lender pays us a commission when your loan settles, which is how broking works in Australia. You get the same rates you would get going direct.
Our first conversation is free and carries no obligation. If a fee ever applied to your situation, it would be set out in writing in our Credit Guide before you decided anything.
Why use a broker instead of going straight to my bank?
Your bank can only offer you its own products, and it has no legal obligation to act in your interests. We are bound by the Best Interests Duty, which came into force on 1 January 2021 and cannot be contracted out of.
The practical difference is bigger than the legal one. Lenders read the same income, debts and property very differently, so the gap between the most and least generous can be substantial on identical financials. We know where you fit.
What do you need from me to get started?
Photo ID, recent payslips or your last two years of returns if you are self-employed, a few months of bank statements, and a list of your debts and credit card limits.
You do not need all of it for the first call. Your income, your deposit and what you are looking at is enough for a useful answer.
How long does it take to get pre-approved?
Usually one to two weeks from a complete application, and faster on a straightforward salaried file. We come back with your borrowing capacity of the first conversation.
From an accepted offer, settlement typically runs four to six weeks.
Do you work with buyers outside Ipswich?
Yes. We cover the whole western corridor, from the established suburbs closer in to the growth estates out at Ripley.
Most of the work happens by phone and email, so where you are inside that footprint does not change how we work or what it costs you.
Mortgage Brokers Across Ipswich
We work across the whole of Ipswich and the western corridor, from the established streets closer in to the new estates on the edge. Most of what we do happens by phone and email, so where you are inside that footprint does not change how we work or what it costs you.
